We require Buyers and Sellers to agree to specific purchase terms designed to break through common short sales issues. Our clients agree to specific terms before starting a shortsale. In our experience,demanding more at the start of any transaction greatly enhances the probability that it will succeed. Two of the contract terms we employ on all short sales go above and beyond what most Realtors think about, let alone require.</p>
<p>1. On my short sale listings, the Buyer must receive a pre-qualification or second opinion from a mortgage professional whose track record we know.  When representing the Buyer, we invite the listing agent to speak directly with the Buyer&#8217;s loan officer to confirm the Buyer is well qualified.</p>
<p>2. Regardless of which party we represent, we require Short Sale Buyers to complete their inspections and submit a Buyer Inspection Notice within 10 calendar days of the Buyer and Seller signing a contract, just as they would do in a traditional sale.</p>
