Phoenix Short Sales Help Available

Phoenix Short Sales Help is Available.

Those of us who bought a home over the past five to 8 years or so, had no idea about the kind of economic upheaval that was going to follow. In fact, it appears that no one actually anticipated what was in store.

But here we are. An estimated one fourth of the mortgage holders in the country owe more on their home than its current market value. One out of seven are in some state of default or foreclosure. And possibly the most troubling statistic of all: the vast majority of homeowners who end up foreclosing on their home, do so without ever reaching out for help or attempt a short sale.

As a Certified Distressed Property Expert (CDPE) it is my mission to help homeowners to avoid foreclosure and to get their lives back on a positive path. If you or anyone you care about is faced with an unmanageable mortgage, please know that I am here to help. I invite you to visit my cdpe website or forward this link http://hosted.cdpe.com/PhoenixShortSales for free information on foreclosure alternatives.

More help is available for financially distressed homeowners than ever before. This is no time to go it alone, and the time to contact me about getting on path toward financial stability is NOW!

Sincerely,

Maureen D. Thelen

Change the Course from Foreclosure to Short Sale

CDPEAdv_Nov_Postcard_1up_front

If you or someone you care about has been pulled into rough waters by a mortgage that is no longer affordable, it’s not too late to steer clear of foreclosure and head into a positive direction.

As a Certified Distressed Property Expert (CDPE), I use the real estate industry’s best resources to help financially stressed homeowners navigate away from burdensome mortgages, without forfeiting their financial future.

We will dramatically improve your odds for a successful sale.

The last thing anyone needs is a sale that doesn’t close. At Urban Premises, we use our decades of experience to significantly improve the odds of closing all transactions.

We educate our Buyers and Sellers to use specific purchase contract terms that break through common roadblocks, including tough short sales issues. Our method of addressing potential pitfalls at the start of every transaction greatly enhances the chance of closing real estate sales. Two of the many methods we employ include the following.

1) On financed transactions, the Buyer must submit a pre-qualification from a mortgage professional whose track record we know, as part of their initial offer presented to the Seller.

2) Short Sale Buyers must complete their inspections and submit a Buyer Inspection Notice within 10 calendar days of the Buyer and Seller signing a contract, just as they would do in a regular traditional sale.

Call me today to discuss why these and my other “non-negotiable purchase contract terms” help me produce close to 100% closing rates while I deliver better results and less risk for my clients.

Visit my http://hosted.cdpe.com/PhoenixShortSales website for free reports, including alternatives to foreclosure.

It would be my pleasure to provide you with a free, no obligation consultation. Contact me today.

Thank you,

Short Sale Success doing Short Sales the right way.

We are dramatically improving the odds of Short Sale Success in Arizona by requiring Short Sale Buyers and Short Sale Sellers to approach short sales the right way.
The last thing anyone needs is a short sale that doesn’t close. Unfortunately, many short sales never close. That’s just not acceptable. At Urban Premises, we use our decades of experience  to significantly improve the odds of closing all transactions, including short sales.
We require Buyers and Sellers to agree to specific purchase terms designed to break through common short sales issues. Our clients agree to specific terms before starting a shortsale. In our experience, demanding more at the start of any transaction greatly enhances the probability that it will succeed. Two of the contract terms we employ on all short sales go above and beyond what most Realtors think about, let alone require.

1. On my short sale listings, the Buyer must receive a pre-qualification or second opinion from a mortgage professional whose track record we know. When representing the Buyer, we invite the listing agent to speak directly with the Buyer’s loan officer to confirm the Buyer is well qualified.

2. Regardless of which party we represent, we require Short Sale Buyers to complete their inspections and submit a Buyer Inspection Notice within 10 calendar days of the Buyer and Seller signing a contract, just as they would do in a traditional sale.

Call me anytime to discuss how I use these and other “non-negotiable purchase contract terms” to produce better results with less risk for my clients.
Please pass this information on to anyone you know who is ready to buy or needs to sell in the Phoenix metro area.

Don’t believe everything you read. A friend forwarded me an email today that inaccurately said everyone who sells a home after 2013 will pay 3.8% tax on the sale. That is a totalling misleading statement. Please read the full article in the link below which explains that this tax will impact only individuals making $200,000 (or couples making over $250,000) per year, and then only if they have a net sales gain on the sale of their primary residence of more than $250,000 for an individual or $500,000 for a couple.

One example given in this article is a couple making $250,000 who cleared $600,000 in net proceeds on the sale of their $1,000,000 home. They would pay 3.8% tax on $100,000 or $3,800. That seems pretty manageable, considering they just put $600,000 in their pocket.

Unfortunately, in the current economy, most people selling their homes have NEGATIVE EQUITY and for many people the only alternative to foreclosure is to do a short sale on their home. I imagine most of them, even tea party Republicans, would be thrilled to clear $600,000 and pay an extra $3,800 in taxes.

Please check your facts before sending out or forwarding emails, especially when they are probably politically motivated. Politics is not a reason to send out or repeat half-truths.

As Mark Twain said: “A lie can travel half-way around the world while the truth is putting on its shoes.”

First Time Home Buyer in Tempe AZ

Tempe Arizona First TIme Home Buyer
New home buyer in Tempe Arizona happy with new home

First time home buyer holds keys to her new home

First time home buyer in Tempe Arizona is very happy to finally hold the key to her new home! Her flexibility, patience, and pre-qualifying for a loan are all reasons why she was able to buy a home in a great Tempe neighborhood convenient to Arizona State University and the Phoenix area freeway system. If you are a first time buyer looking for a home in the Phoenix area, take note. Those same qualities will be needed if you hope to have a chance of succeeding in this highly competitive market where many short sales and foreclosed homes priced under $250,000 are now flying off the shelves. First time buyers using either conventional financing or FHA loans are in direct competition with cash buyers, including tons of investors. If you are thinking of buying a home, you’ll need to be well prepared or the competition will beat you out every time. Besides being pre-qualified for a home loan before you start your house hunting, you will also need to be flexible and very, very patient – especially if you think you are wiiling to wait for a short sale approval.

Many homes in Arizona are now selling at one-third to one-half the price the sellers paid just a few years ago. What a bargain! The opportunity is now for qualified, flexible buyers in the Phoenix market.

Looking for a beautiful home in Paradise?

Live in Paradise Valley
Live in Paradise Valley

My Buyers love their home in Paradise Valley

Are you looking for a beautiful place to live in Arizona? Perhaps a dream home in Paradise? Paradise Valley, that is. The original settlers in this area discovered their perfect slice of heaven in this lovely valley on the north side of Camelback Mountain and aptly named it Paradise Valley. Situated between Phoenix and Scottsdale, Paradise Valley is a low density community of mostly custom homes on minimum one acre lots. The town also has world class resorts, churches, mountain preserves, and limited commercial development.

In 1961, desiring to maintain high standard on future development, the movement to incorporate the Town of Paradise Valley was approved by residents, including such notables as Sandra Day O’Conner and
Barry Goldwater.

At 50 years old now, the Town of Paradise Valley is still a head-turner that sparks the interest of many admirers. In my ten years as an Arizona Realtor, I have yet to find a location in the Phoenix metro area that appeals to more buyers than Paradise Valley. The Town has many well known residents, both past and present, including professional sports figures, politicians, business leaders, and even a few rock stars. (Yes, the likes of Kurt Warner or Alice Cooper could actually be your neighbors if you move to Paradise Valley!)

Like them, reasons you could consider moving to Paradise Valley are great location, amenities, scenic mountain views, privacy, beautiful native Sonoran Desert setting. Plus, due to the dramtic price decline in Arizona property over the past several years, Paradise Valley now
has bargain prices on luxury homes. Just a few years ago, people were paying a million to a million and a half dollars for an acre lot or a “tear-down” home. Now you can have your pick of great homes, even some now priced less than $1,000,000.

You’ve heard that “Location Location Location” is the most important consideration in buying real estate and you know it’s true. If you’re a business owner or executive, abundant employment and retail/office facilities in the Camelback Corridor, downtown Phoenix, and downtown Scottsdale are a short drive away, so your local commute from PV will be quick and easy, yet you can still get to Sky Harbor International Airport or Scottsdale Air Park in about a half-hour. When you live in the Town of Paradise Valley, you will also enjoy easy and convenient access to restaurants, shopping, golf and other recreation, and entertainment. You do enjoy dining in a variety of restaurants or taking in a movie, play, or professional sporting event now and then, don’t you?

If you love being outdoors when the weather is wonderful, you should check out all the trails for hiking, mountain biking, and horseback riding where you can get back to nature in just minutes. You can challenge a friend for a morning fitness run up Piestewa Peak, Mummy Mountain, or Camelback Mountain. Or you and your horse can ride on the trails in the Phoenix Mountains Preserve from sunrise to sunset.

I think you will agree that Paradise Valley has a lot to offer even the most discriminating buyer. It could be the ideal place for you to buy your next home or perhaps find the perfect lot for sale and build a custom home. Call me if you’re ready to start planning your move to Paradise.
